Baker McKenzie Assisted Gaw Capital in Closing $3 Billion Fund VII
Baker McKenzie advised Gaw Capital Partners in the structuring, formation, and successful completion of their seventh Asia Pacific real estate fund, Gateway Real Estate Fund VII. This fund raised a total equity of $3 billion, including sidecar co-investments.
Gateway Real Estate Fund VII is a comprehensive fund that targets a diverse range of real estate opportunities across the Asia Pacific region. The fund's investment focus encompasses various property types, such as office spaces, retail properties, hospitality ventures, industrial facilities, data centres (IDC), and life science properties. Additionally, the fund also explores opportunities in private credit and thematic platforms in markets spanning Greater China, Japan, South Korea, Southeast Asia, and India.
The Baker McKenzie team, led by Funds Partner Jason Ng and Hong Kong-based fund formation specialist Edwin Wong, played a pivotal role in advising on Gateway Real Estate Fund VII. Assisting them in the process was a team of skilled funds lawyers based in Hong Kong, including Elizabeth Mifsud, Hayley Irons, William Tsang, Lilian Wong, Nicola Liu, and funds paralegal Venus Cheung.
In addition to the Hong Kong team, the transaction received invaluable support from a global network of regulatory, funds, and tax lawyers. Notably, Grace Fung and Carrie Lui provided their expertise from Hong Kong, while Derek Kwan, Jens Carle, and Eunice Tan contributed from Singapore, and Addison Braendel, Maura Ann McBreen, and David Gong extended their assistance from Chicago.

This latest deal adds to Baker McKenzie's long list of advisory services to Gaw Capital, including the formation and successful closing of Gateway Real Estate Fund VI and Gaw Growth Equity Fund I. The former raised $2.2 billion in total equity, with an additional $800 million in sidecar co-investments, while the latter secured more than $430 million in total equity, including co-investments.
Other notable transactions encompass the HKD 9.845 billion acquisition of Cityplaza One from Swire Pacific and Swire Properties, along with the establishment of a $1.3 billion Internet Data Centre platform in China.
